How does it work?

A Small Lot Subdivision application often includes both; a Material Change of Use (approval for a Dwelling House) and a Reconfiguration of a Lot (Subdivision element).

This is due to most Councils defining a small lot as anything under 400m² , thus triggering a development application, even for a single House. The role of the building designer or architect is critical in small lot subdivisions, due to the limited land area available to establish a Dwelling.
